Urban Builders Collaborative (UBC) as the managing member, along with not-for-profit partners Selfhelp Realty Group and Riseboro Community Partnership Inc. were awarded the Sumner Houses site by the New York City Housing Authority (NYCHA) and New York City’s Department of Housing Preservation & Development (HPD) through an RFP process.

The Atrium at Sumner is the new construction of an 11-story mixed-use senior building, designed to Passive House standards by world renowned Studio Libeskind Architects. The Atrium consists of 190 studio and one-bedroom apartments and the ground floor has an 8,000-sq. ft. program for all inclusive care for the elderly. The building is certified to Enterprise Green Communities and New York State Energy Research Development Authority (NYSERDA Tier II). The unit mix and affordability levels conform to HPD’s Senior Affordable Apartments Rental (SARA) program. The Development Team was awarded Project Based Section 8 vouchers for all apartments, which was underwritten at 110% of HUD Fair Market Rent. Thirty percent (30%) of the units will be set aside for formerly homeless individuals. Social Services will be provided to all residents through Selfhelp’s Housing with Services model, with comprehensive case management services provided to the formerly homeless residents. The community facility, PACE, will be operated by Riseboro and Elderserve.
