Located in the Corporate Park of Staten Island on the West Shore, Corporate Commons Three is an exciting new office, healthcare, hospitality, and education hub in a uniquely bucolic setting. With its instantly recognizable angled, mirrorlike profile and dynamic offerings, this eight-story complex developed and operated by The Nicotra Group offers a compelling look at how the latest generation of mixed-use destinations are reshaping the five boroughs.
Tour participants will be guided through highlights of the architecture and interior design, both by award-winning firm CetraRuddy. Notable features include the dramatic building form, which uses a self-shading south façade coupled with vertical fins to enhance sustainability and interior comfort. Other key design elements include outdoor signature sculptures and uncommonly diverse interior program ranging from a charter school and an onsite restaurant to high-tech office space and multi-specialty medical services from providers like Northwell Health and Mount Sinai Health System.
Tour participants will also see the building’s most exceptional hidden feature: a 32,000 square-foot green roof created by Lois and Richard Nicotra with support from New York City’s Green Infrastructure Grant Program and planted with perennial wildflowers and organic vegetables on Nicotra Grown Organic Rooftop Farm, serving as learning tools for students and feeding the Nicotras' onsite social enterprise eatery, Pienza Brick Oven Pizza Cafe.
Tours will be led by Eugene Flotteron, AIA, principal at CetraRuddy, Charles Thomson, AIA, LEED AP, associate principal at CetraRuddy, and Kristine Garlisi, Chief Operating Officer at The Nicotra Group.
